A spin-off of W. P. Carey Inc., Net Lease Office Properties owns 37 office properties that total roughly 5.5 million leasable square feet.
The company went public in 2023, and didn’t initially pay a dividend.
However, Net Lease Office Properties recently declared its first-ever payout. This will be a special distribution of $3.10/share.
Ex-dividend date: 8/18/25
Payout date: 9/3/25
Forward starting dividend yield: 9.31%
New England Realty Associates Limited Partnership ($NEN) Declares $0.40 Dividend
Here’s a business that flies under the radar but is something of a darling among deep value investors. New England Realty Associates Limited Partnership acquires, develops, and operates commercial and residential properties.
The company has been in business since 1977, and New England Realty Associates pays fixed quarterly dividends as well as special distributions.
Last Friday, the firm announced its latest payout.
New England Realty Associates Limited Partnership will pay a $0.40/share dividend that is in-line with the previous.
Ex-dividend date: 9/15/25
Payout date: 9/30/25
Forward starting dividend yield: 2.21%
Texas Pacific Land Corporation ($TPL) Declares $1.60 Dividend
More land than the state of Rhode Island.
Texas Pacific Land Corporation owns 873,000 acres of land in West Texas and parts of New Mexico.
The firm dates all the way back to 1888, and Texas Pacific Land Corporation is engaged in a number of business operations. The company leases grazing land, collects royalty revenue from its oil and gas deposits, and operates water management services.
On Friday, Texas Pacific Land Corporation announced a $1.60/share quarterly dividend that is in-line with the previous.

Payout date: 9/16/25
